What are My Options for Home Inspection?

Home inspection serviceEmily and Chris called this week to inquire about having some property inspected on the coast of Maine. Emily had done her research on the web and called because the two homes, which are on one parcel of land, are older (circa 1850) and they wanted the expertise of a Professional Engineer.

Of primary importance to the couple is determining if the “bones” of the house are solid. In what condition is the sill? How energy efficient are the structures? Will the building sustain the kind of renovations they have in mind? They wanted to know their options.

The options we presented were three-fold:

  1. First, we would provide a full Engineered Home Inspection (EHI) on the older of the two homes, which would provide a complete “snap shot” of the conditions for all the systems and building components, plus a maintenance plan for the home.
  2. The second option would be to perform EHIs on both homes.
  3. Chris, who is quite proficient in repairs, also expressed a desire to have just the overall structures inspected. This prompted the third option, which would be to perform an Engineering Consultation on the Building Envelope of both buildings. A Licensed Home Inspector who is also a Professional Engineer is uniquely qualified to comment on structural adequacy, allowing us to meet more diverse needs of homeowners and buyers.
